Flooring for Accessibility: What Works and What Doesn’t

The Two Goals: Fall Reduction and Wheelchair Roll
Accessible flooring must achieve two sometimes-conflicting goals: sufficient traction to prevent slips and falls for ambulatory users, and low rolling resistance for wheelchair users. Thick carpet achieves one goal and fails the other. Hardwood achieves low resistance but can be slippery when wet. The practical sweet spot is smooth, low-texture hard flooring with adequate traction characteristics.

Threshold Elimination
Transitions between flooring types create tripping hazards and wheelchair resistance points. The goal for accessible homes is flush transitions — no height change between rooms. When replacing flooring, this can often be achieved by selecting materials of equivalent thickness. When existing thresholds are unavoidable, threshold ramps bridge the gap.
Permit Requirements
Flooring replacement is generally a cosmetic modification — no permit required in most jurisdictions. Exception: if underlayment affects the height of the floor in a way that changes door clearances, or if radiant heating is added under new flooring (electrical permit may be required for the heating system).
